We are writing back to advise what has since transpired regarding our continuing water problem. You previously inquired about the substructure. it is stick framed with Dow board. To our knowledge, there is no OSB or plywood. Our builder thought the sliding doors needed re-caulked. He also sent a brick to be Rilem Tube tested. The result was that it showed very good water resistance and the "water holding" capabilities suggest that any water ingress is coming from other areas. We also followed your suggestion of spraying a section of brick to recreate a leak. We sprayed a section of brick and water did penetrate after about 15 minutes. The reasonable assumption is that water is entering through the mortar joints. Our home was built in the winter and brick was laid at that time and we are told that anti-freeze is often added to the mortar. Our builder is recommending application of Chem-Trete BSM 400 (100% solids silane water repellent) We are told it meets all standards of the Brick Industry of America's Technical Notes 6A and has a 100% rating in both the ASTM E-96 amd ASTM E-514 tests. What do you think?
