I live in a 130 year old house located in Delaware, and when it rains i get water leakage in my back basement. THe basement area in question is 2 inches lower than tthe regular basement, and has a drain in the middle of it. THe area right behind the house is a two car garage with no gutters, and the back of the house that drains onto a patch of land about 13'X 20 feet. However at the one end of the garage it falls away 3' feet. This area is also surronded by a concrete driveway, and both the foundations of the garage and a retaining wall help to form a dam like area. My solution is as follows. 1. install a drain pipe (4" pvc tubing) from the back of the house, behind the garage, and empties into the lower yard. 2. Install gutters onthe garage, that will drain directly into the new drain pipe from the back of the house. 3. Install a french drain with pipe at the edge of the concrete pad to collect all the water running off that into this same patch of land. Tie the pipe into the new drain pipe so it drains into that also. All this is open and i feel this may take care of my water problem. However, should i move to perhaps 6" pipe to handle heavy flow of water? Thanks Bill
