Finishing Basement for Equity

I was wondering about how much does finishing a basement add to the value of lets say a ranch? I have a 20x40 Ranch with a totally unfinished basement and was just curious as I have a few people telling me by just putting up dry wall/drop cieling carpet, making it into a game room, a large entertainment room that you will only see a few thousand dollar equity rise, but thne other people tell me you can get an average of 12-15K rise in the value of the house from doing that because you are doubling the "living space" of the ranch... I am a first time homeowner, so dont know what to believe, I dont that it doubles the living space, but yeah it would be alot nicer to have it finished. I know I can't put in a 4th bedroom because of the septic codes but was thinking of adding a finished room or something. Thanks!
