CommentsI recently purchased a house that is 16 months old and the crawl space stays saturated most of the time. I knew of the problem beforehand and the inspector made some recomendations to correct the problem. The previous owner paid a guy using a bobcat to reslope the yard so as to better drain water away from the foundation but it hasnt fixed the problem. Heres why I believe: The home is located in North Georgia in an area with a thick layer of hard compacted clay just under the topsoil. The builder graded out and set the foundation on top of the hard clay and back filled against the foundation wall as normal. As water drains from upslope and runs down into the back yard it is seeping through the fill dirt and once it reaches the hard clay layer below it then moves across that layer until it reaches the bottom of the block wall/foundation and begins building up until it starts seeping through the block and under the poured foundation. The water then starts pooling up in low spots under the house. I removed all the plastic last weekend so as to maybe help dry it out. I'm going to install a fan to help reduce the humidity as well. My question is: Should I look into installing a French Drain along the back of the house and if so how far from the foundation should I install it. I know French Drains tend to only work for a short number of years as they become filled with silt and clay so what are some other options I may consider? Thanks.
