cracks in cinder block foundationFrom: maybellew@shaw.ca Category: Foundations and Basements Remote Name: 68.150.9.83 Date: 27 Jul 2004 Time: 04:52 PM
CommentsOur home is a two-story house built in 1953 and is in Edmonton, Alberta, Canada. The cinder block foundation has cracks in it, the main crack running horizontally across the north and east sides (the south side is drywalled and the west wall seems totally unaffected). The crack appears to follow the frostline. There is one crack on the north wall that "zigs" vertically down the wall. The other cracks are very minor. All cracks are visble, but no portions of the wall "stick out" over or "fall behind" the rest of the wall. (We have put "mud" on the basement walls and the cracks are showing through it.)On the first floor there are in two doorways, at opposite sides of the house, with one crack each, going from doortop almost to the ceiling. The one is old and does not change; the other is new and by times almost disappears. There is very little water seepage into the basement and what there is is caused by a poorly placed downspout. The second story has uneven/sloping floors (which honestly, given the other abnormalities in the house's construction, may have been built that way). What can I do about the cracks? Do I need to upgrade the beams in the house? Do I need to put parge on the outside? I'm being advised to put in a sump pump. Before I begin any expensive repairs, any comments you might have would be greatly appreciated.
