House Sagging Towards MiddleFrom: awilliam@phmining.com Category: Structural Remote Name: 67.233.145.191 Date: 09 May 2004 Time: 11:52 PM
CommentsOur house exhibits a fairly severe sag towards the centre of the house on the 1st floor. I have not measured it with a laser but would estimate it at around 2.5" over 6' at worst. The house is a Milwaukee bungalow built in 1928 and the foundation is in very good condition. It seems that the whole first floor sags towards a load bearing wall that runs down the centre of the house. The centre beam in the basement is not located under the central load bearing wall on the 1st floor but is actually off centre by about 3' (which I think is very strange). Also the joists at the front of the house (high spot) don't even rest on the beam. Judging by the lack of any imprint on the bottom of the joists from the beam I would say that the front joists never rested on the beam. From the above description you would think that the beam is sagging and this is true to some extent. However the slope in the floor is far more severe than any apparent sag in the beam or joists.
I would like to try to bring the floor up by jacking on the beam and shimming under the columns. I was hoping you would be able to provide me with some info on different jacks that might be appropriate. Where can I get them and how much might they cost to rent, etc.. I'm thinking screw jacks might be right but I don't know much about them. Any help on jacking a house or where to find more info on this topic would be great.
thanks,
Andy
