CommentsI have a 2 story structure that is part of a twin home that was built in the 1920’s, Both homes have had severe termite damage, which hopefully is under control now {it’s been over a year now with no new activity}. But, they have caused extensive damage to the 1st floor joists. My side of the twin measurements are 15’ x 80’. There are (36) 3”x8”x15’ joists on the 1st floor, half of those are severely damaged. The joists run the width of the building (15’) & rests in the sills of the walls (stone & mortar with horse hair). There are an equal amount of joist of the same dimensions on the 2nd floor, which also rests on sills (brick) but, are not damaged at all. There are no support walls on the 1st floor, that support the joist on the 2nd floor, other than the brick walls at the opposite ends, which the joist rest in.
My original plan was to replace a joist at a time & replace all of them. But, I would only be putting the wood back inside the sill again, & possibly be repeating this process again down the road.
Now, I’ve been thinking about cutting all the joists out, then placing in two beams {with metal column support} that run the length of the building (80’), one on each side; then run the joists the across them, but they would not rest in the sills any more. Since the building is old, I’m not to confident that it will still be standing, if I were to cut all of joist out on the 1st floor.
If I remove these joists from the sills they rest in, will I weaken the structure of the outer walls {brick}?
What do you think about replacing the wooden joist with steel ??
I’m not going to attempt this by myself, I’m looking for any sound advise / ideas that I can get, that will fix this problem & not compromise the buildings structure.
I appreciate any help you can give…
