Foundation/New Home Settling DocumentationFrom: fairhill@netzero.net Category: Drainage/Waterproofing Remote Name: 63.205.164.51 Date: 28 Jun 2003 Time: 12:32 AM
CommentsWe will be entering into an arbitration hearing with the builder/developer of home that is 3 1/2 years old. We have a reverse 2-story home on a down sloping lot and have had water seepage problem thru the retaining wall located in our crawlspace area. The was a french drain place behind the retaining wall located in our crawlspace, but its location was placed under ther direction of the project site superintendant as opposed to the soils/geotechnical pe as mandated in our soils report. No perimeter sub-drainage system was installed only a surface drainage system that connects to the closed roof drainage system. What type of engineer should we hire to establish a the current position and elevations of our home is documented so that the exact amount of movement/settling of our home can be determined sometime in the future. Also what type of documentation shouwe be looking for? Should it be a drawing (plan & elevaitons) or just a written report that describes the survey data or both? We feel that documentation such as this would prove to be valuble should we seek a legal remedy to correct or water seepage as well as our failing foundation problem.
