residential drainage

I am interested in purchasing a house in Westchester County, NY. Upon
inspection, we noticed that the rear wall of the house has been settling and
that the owners have been patching it. After doing some exploratory digging, it
has been discovered that the entire rear wall of the house (57 linear feet) was
built on an what seems to be an old stone wall (no mortar) and that there is a
great deal of ground water. We dug a hole about 4' deep and the hole began to
fill with water quickly to a level of about 5-6". We discovered that the
water lines running under the house are only about 4' below grade and there is
much reason to suspect that there is rock at several places under the house. My
initial solution would be to install a foundation drain around the perimeter of
a new foundation wall and footing which could drain to a dry well and an
underslab drain which would collect to s sump pump and then out to a drywell. I
think that this would work if we can put a drywell in. But what if I hit rock
and cannot put a drywell deep enough?
