CommentsWet basements are always a result of improper design and lack of exterior drainage and foundation waterproofing. That is, a properly engineered foundation, with essential perimeter drainage and exterior membrane waterproofing, aim to prevent moisture penetration in the first place. Crystalline products such as Xypex, or polyurethane-based products such as Sani-Tred, are often used "after the fact" to help seal moisture out. We have no direct personal experience with Sani-Tred to know how it performs long-term. However, their website indicates an existing installation going on 21 years. This is an interesting product and appears to be the kind of product that might help in your situation. However, moisture is a very difficult problem to remedy. It can lead to mold and unhealthy indoor air. Before making a large investment in a new property with a known basement moisture problem, we urge you to check out several references on Sani-Tred first. According to the MSDS for SANI-TRED AR-COLORCOAT, this product contains trace amounts of toluene diisocyanate which is reasonably believed to be a carcinogen.
