Re: Home Settling in Center .5 - 1"From: info@builderswebsource.com Category: Foundations and Basements Remote Name: 63.198.181.43 Date: 28 Sep 2002 Time: 12:12 PM
CommentsIf your home has settled up to an inch in the center, you should try to determine the cause prior to fixing it. For example, do you have clay soil that swells when wet and shrinks when dry? Or, do you live on land-fill or an area where there is known subsidence, such as in Las Vegas, or New Orleans? How old is the home and how long do you estimate the settling has been there? Fixing this may require that you excavate and pour a more substantial concrete pad in the affected areas. You can usually rent jacks from a local equipment rental shop. We recommend placing the jacks at strategically located points along the main support beam(s), raising them very slowly. Then, the supports (often 4x4 posts) should be replaced and re-attached to the girders using Simpson metal ties. As this can be a dangerous and painstaking project (depending on your skill level and crawlspace access), we urge you to leave this to a professional. You may even want to contact a civil or structural engineer who can help to determine the cause for settlement in the first place. Simply jacking up the structure won't necessary cure the source of the problem, although it may provide temporary remediation. Builders Websource
