CommentsHouse leveling is not usually a "do-it-yourself" job. In your case, settlement of the exterior foundation of 2-1/2" is extraordinary and is indicative of a serious soil or structural condition that merits an engineering investigation. Depending on the nature of the problem, the cost to repair it can vary significantly. If only a small portion of the foundation is impacted, there are various methods for stabilizing and leveling the sagging portion. Jacking with the addition of new supporting piers and/or stakes driven to bedrock can help. We strongly advise you to contact a structural engineer or geotechnical engineer who can assess your situation first-hand. If you don't have the money to do this, you may be faced with a couple of choices: 1) Sell the home "as is" with no liability for the foundation or structural integrity. This will fetch a much lower price. 2) Fix the problem (which could be expensive), and command a fair market value for your property. It's a basic economic decision based on an engineering analysis of the problem and recommended remedy.
