CommentsYou have an existing 1100 sq-foot home on a cinder block foundation and are seeking advice on how to lift the structure to install stilts or an enclosed garage underneath. We always recommend that any house lifting be done by a specialized general contractor with the tools and experience in this field. This is NOT a project for the homeowner. Generally the process involves disconnecting all electrical, plumbing/sewer and gas lines that tether the structure to the ground or overhead wiring. Typically, as series of hydraulic jacks and large support beams (wood or steel) are carefully placed underneath the structure. The sill plate is cut away from the foundation (or nuts are removed if accessible) and the house is gradually lifted in small increments, so as to avoid excessive structural damage. This is very heavy, exacting work, not to mention potentially dangerous if done improperly. Once the house is lifted, a new foundation can be installed (such as for a garage, etc.) or footings installed for stilts. The foundation should be engineered according to the weight of the structure as well as the soil type in your area. Proper drainage should be included in any remodel.
