CommentsIf the plywood subflooring around your toilet is wet and soft, chances are good that the wood has begun to decay due to moisture damage. We recommend that you pull up the carpeting in your bathroom far enough away from the toilet to determine how far the moisture damage has spread. Assuming the floor joists are still in good condition, you'll need to carefully cut out the plywood subfloor to remove all damaged areas. Depending on the location of your joists, you may need to scab on some nailers to to your existing joists prior to installing new plywood. If your existing flange is too high, we recommend that you hire a licensed plumber to trim and re-sweat the copper drain line. Alternatively, you can purchase what's known as a toiled floor plate, which is a decorate plate that effectively raises the level of the toiled slightly. These are sometimes used in situations such as yours. If the gap is small enough, the wax seal may make up the difference. We recommend that your replace your bolts with new bolts, and use a high grade reinforced wax seal, such as a Hercules Ultra. It's important to identify the source of the leak in the first place, which could have been from the drain line, or from the tank or the water supply. Inpsect the area carefully for any signs of mold, fungus or other rot due to the leak. Use a solution of bleach and water to help remove any mildew. Builders Websource.
