Thanks for your reply. Unfortunately, I can't send any digital photos. The garage is unattached to the house. It is a flat roof, 18' wide x 20'long, structure. The beams are 2 x 10's spaced at 24" intervals. I assume the beams are load bearing, holding up the roof and the walls. I would raise the roof, but the 70 year old garage was built on the lot line. If I try and change the outside structure, city codes will require me to tear it down and move it 4 - 5 feet from the lot line. This is not an option. Thanks for you help.
