Gary, can you possibly email us a few digital photos showing the outside as well as inside view of the proposed garage? Is the garage under a 2nd floor or does it have any kind of pitched roof? Or is it a flat roof? The wood beams that you refer to, what kind are they? Are they ceiling joists? Or are they structural load-bearing members, carrying load from the roof or other part of the home? A little more information will give us some ideas of your options.
