Re: House leveling processFrom: info@builderswebsource.com Category: Foundations and Basements Remote Name: 63.198.181.43 Date: 20 Mar 2002 Time: 12:41 AM
CommentsDue to the risks in shoring up foundations, we always recommend that this work be conducted by a licensed professional with the experience and the tools for the job. Settlment of interior posts is almost always due to soil or drainage conditions. Of course, it's also possible that beams could be sagging between supports, or a combination of both issues. Since these variations are site-specific, a structural engineer should be retained to evaluate and "engineer" a proper solution. It's possible that new footings may be required, with excavation to a suitable depth. Or, some permanently deformed beams may need replacement. In any case, the key is to identify the root cause of the failure and take remedial action to prevent future settlement. An excellent source of information (for pay) is the Journal of Light Construction (http://www.jlconline.com where there are numerous articles on shoring up old foundations, etc. Even if you decide to do the work yourself, don't start by guessing what the problem is. At least have a professional diagnose the problem and provide plans for a permanent cure. At least your hard labor won't go to waste. Builders Websource.
