I am adding a garage/storage with a second floor master suite. The size is 28' x 40'. This is a three car garage plus storage. Since I don't want any columns in the middle of the garage, I would like to use steel beams. Based on my layout, it works better with the garage doors if I have the beams ( I'm thinking 2) space at 10' and 18'.

My questions are: Can I use just 2 beams or will I need to have 4 (one at each end plus the two at 10' & 18')?; Have I oversized the beams if I use W12x16?; What do you propose as the most economical way of spanning this area if I am totally off base?

The load condition I am using for the floor joists is 40#/s.f LL and 10#/s.f. DL, 2X12's @ at 12" o.c. and 6" x 6" posts.

I hope I have given you enough information. Thanks,

Cheryl
