Re: Stucco systems - EIFSFrom: info@builderswebsource.com CommentsEIFS is not applied over tar paper. Typically, EIFS is applied to the wood sheathing or gypsum board with an adhesive. Then fiberglass mesh is applied over the joints and surface along with a thin base coat of stucco. A final finish coat is applied to the desired texture and color. If you want to paint EIFS or stucco, we always recommend a primer coat, followed by one or two finish coats of a quality latex flat or satin paint. You should be aware, however, that EIFS homes can be subject to water infiltration, resulting in damaging moisture problems. The issue isn't the EIFS itself, which provides a good barrier against water. But the inevitable cracks around windows, chimneys, flashing and other obstacles create an ideal spot for water to penetrate. After a strong rain, this can result in considerable retained moisture. For example, of over 400 EIFS homes tested in the Atlanta metro area by one home inspector, 99% had excessive moisture levels exceeding 20% in at least one area. Moisture levels above 19% promote rot and decay. High rates of failure such as this have led to class-action lawsuits against some manufacturers of EIFS products. Newer EIFS designs are emerging, which provide drainage of excess moisture. We suggest that before you clad your home with EIFS, you fully educate yourself about the benefits and risks, as well as the latest advancements. If you install EIFS, attention to detail and workmanship are essential to avoid premature structural damage to your residence.
