Thank you for your response. We have replaced all drainage pipe top and bottom, tarred and put plastic barrier outside along the whole circumference. You were right about the cracks and I also think it is where the top meets the walls is where our problem lies. This is why I am looking for something I myself can coat the outside with. I have seen all this waterproof paint and would like to paint it anyway. But I don't know if this would cure my problem and which would be the best to buy. If you have any additional comment on this procedure it would be greatly appreciated. Thanks again for the response.
