First . . . thanks for replying so quickly. Now to your questions. 1. central california - 1 mile from the coast 2. currently our house is worth about 210k. others like it go for about 270-300k. 3. 5 yrs - longer if we can ensure it will last. 4. sandy soil. 5. 1400 sq ft. 6. 1 story - with a loft built in the rafters - a pretty nice job from what i can tell (i.e., drywall, book shelves, lighting - the best part is the ceiling is only about 4 1/2 feet tall up there and our 10 year old daughter is a dwarf - no kidding - she exclaimed, "it's the first room i've ever been it made for me.") 7. minor cracking
